Four steps, start to finish
A written quote, line by line, built to sit beside the other two before any work starts.
Call with what you have
The address, what you are seeing, and any quotes you already hold.
Measure before any price
Squares measured, layers counted at an edge, the deck checked from the attic wherever there is access.
A quote in the same lines every time
Squares, layers off, decking per sheet, underlayment and ice barrier, flashing, ventilation, permit, cleanup and warranty, each priced on its own, with anything we could not see written as a condition.
The work, then the walkaround
Photographs before and after, every line on the quote checked off against the roof, and a walk around it with you before the final payment.
Every range on one page

What to gather before any roofer arrives, so the quotes compare
Some of it needs a roofer today. The rest is time to gather quotes and compare them.
Catch any water and photograph it
A bucket under the drip, belongings moved, and a few photographs of the stain before anything is touched.
Note when it leaks, and the roof's age
In every rain, only in wind, or only in a thaw; and the year the roof went on, if you know it.
Ask each roofer for the same lines
Squares, layers off, decking per sheet, underlayment and ice barrier, flashing, ventilation, permit, cleanup and warranty.
Lay the quotes side by side
Read across, line by line. Where one quote is far below the others on a line, ask what it leaves out. Where ours is higher, the line tells you why.
After a wind storm, everyone is calling at once
Worth knowing before you start collecting quotes, because the busiest week is the worst week to be choosing.
The roofing posts this village makes after bad weather come in clusters: a roof seal blowing loose in a wind storm, a roof torn off a building on video. When a storm crosses the northwest suburbs, every roofer's phone rings in the same hour, and the quotes written that week are the most rushed of the year.
So split the job. Temporary cover is worth doing the day the water comes in. The permanent repair, and certainly a replacement, is worth quoting once the weather settles, when a second and third quote can be had and read properly.
- Active leaks covered the same day where light and weather allow
- Temporary cover quoted separately from the permanent repair
- Permanent repairs quoted in daylight, line by line
- Replacements scheduled once there is time to compare
